Here are the most expensive districts in Budapest

If someone is planning to buy real estate in the Hungarian capital, it is definitely worth looking into where and at what price they can find a suitable apartment or house. Prices vary widely, so in the following article, we have collected the most expensive areas in Budapest in 2024.

In Buda, the I., II., and XII. districts are where the prices are the highest. Among them, the XII. district stands out, where they ask for more than 1.3 million forints per square meter, and the average property value is around 89.2 million forints.

Pest is also trying to keep up, as the V., VI., and XIII. districts have joined the competition. Here, the prices per square meter average above one million forints.

The II. district, although not in the first place based on the price per square meter, leads the list with an average property value of 114.2 million forints, even surpassing the V. district, where the average value is estimated at 100 million forints.

The XIII. district is – if one can say – the cheapest among the million-forint districts with its 1.02 million forints per square meter price, where the average purchase price was 54.6 million forints. Let’s also talk about the cheapest district.

The XX. district could claim the top spot, where one has to pay an average of 590 thousand forints per square meter for an apartment. Obviously, this is due to the location, the infrastructure, and the features of the properties as well.

These data show that there are significant differences between the districts in Budapest’s real estate market, both in terms of price per square meter and average property values.
